1.) Instead of the homeowner you are representing having to call all around town and attempting to line up several different contractors, in hopes they can get all of the repair work done from the PICRA list before closing, just have them call us here at PICRA Solutions. With one quick phone call to us, we will handle every last item on that PICRA list for them.
2.) Not only does this take a lot of stress off their plate, but we can GUARANTEE 99.99% of the time that all work will be completed before the closing date. The only instances in which there would ever be a chance we couldn’t get the work done on time, is if the home needs a substantial amount of work completed, and we didn’t receive an approval for the repairs until a week or less before the closing date. (A few examples of this would be: an entire new roof being needed on the home, or major foundation repairs, and the time frame allotted to us for these repairs is a very small window.) Or, if there were special order parts or materials that may not arrive in enough time for us to get them in and perform the needed repairs before closing. In these cases though, we would be entirely up front with you from the very beginning that we’d need a time extension for job completion due to the extent of the repairs needed. This way, you’re not finding out the day before you’re supposed to close that the house will not be ready on time.
3.) We also know that these PICRA’s typically have a 5-day negotiation period. And that we need to get a quote for the needed repairs returned as soon as possible, so that there is time for the seller to get our estimate back and still have time for the ‘back-and-forth’ negotiations with the potential buyer before the 5 days expires. This is why we have a 3-business-day maximum before returning our estimate. And many times can have an estimate returned in less than 24 hours if the home inspection report is clear enough for us to be able to assess the needed repairs without having to go to the property.
4.) Additionally, we cover all of the costs out of our pocket, so the homeowner doesn’t have to. And simply await the check for all of our work to be paid to us at closing. This way, the homeowner doesn’t have to worry about how they’re going to afford all of the repair work potentially needed on their home.
